I’m the tall, good looking guy from the Dallas Wealth Summit in September that sat on your left side of the room.  I was the guy that didn’t sign up the day of, and I’m the guy that you said couldn’t get a deal done by Halloween.  Well, it’s October 16th and I just got the contract back from the homeowner on my first deal!  I’m so pumped about it.  Thank you and Megan and Stacy for spending 3 days with us showing us how to get it done!  Here are the details:

Homeowner owes 62k, we agreed to 75k.  Comps in the area are around 115k.  I’ve already got 2 potential whole-salers lined up and might possibly pursue a rent-to-own strategy.

I’ve put a total of 10 hours into this deal.  Thank you to guys for helping me out.

I’ve got 3 more deals in the pipeline as well.

Big things are on the way in Dallas/Ft. Worth.

property comps out at 120, she owes 30, even told me about the 8000 credit, we agreed on 65k and the 8000 covers security deposit and first 3 months!  all your idea!

I know that you meet alot of people. You probably don’t remember us. I wanted to let you know what an incredible year we have had and let you know that Brian and I are going to be on national TV.

After the class Chris decided that he did not want to be involved in our new venture. Brian and I have worked incredibly hard and have had wonderful results. We have used many different ways of acquiring properties. This includes estates and foreclosures. The key is to find motivated sellers. We are currently purchasing 2 properties a month.

There is a show on A&E called Flip This House. The show has picked one of our houses to be on the show. We are closing on the property tomorrow and the filming crew from New York is scheduled to start filming within the next 2 weeks. The show will air at the end of December or beginning of January.

Brian and I wanted to share our good news with you. We continue to learn new things about real estate and people everyday.

I was in your class at the end of February and am ending my second month. What a 2 month span! Went by the book and have a contract on 2 houses. Closing on one house tomorrow and the other the 27th of this month. The first house will retail for 185000 and I offered 165000 and am getting a house full of furniture and a car thrown in free! The house is only 3 years old! The second house is a rehab project but the rehabber wants to trade rent for doing the rehab and sign a two year lease!
